The Latest on Broderick Place!

So, Signature Properties’ Broderick Place is in their 4th release out of a projected 6th release.
There are 70 one and two-bedroom condos priced from high 400’s to mid 700’s. Square footages for the 1 bedrooms are approx 686 sf, 2 beds start in the low 900 sf.
There are also 2Bed/3Ba townhomes at approx 1500 sf.
The next lottery is February 11th. You must get preapproved with certain lenders. Pricing in each release will typically increase modestly per release.
There is a 10000 sf retail space and a Peet’s Coffee plus Faletti Grocery store is planned.
It is expected that construction will be completed by late 2006. A $10000 initial deposit will be required if you win the lottery and you go to contract immediately.
Parking is separate and that runs $35k per spot.
All homes must be owner occupied.

The Palms Is Selling on Monday!

Finally the Palms is selling this Monday. In the first of three releases, The Palms has 72 units from floors 1-4 available for sale. Completion of the building is scheduled for late summer 2006. The other 2 sales releases have not been determined as of yet.

SF Chronicle: High-rises pass city’s seismic muster

San Francisco is on the verge of giving final permission for two high-rise apartment towers on Rincon Hill after construction permits had been held up as building inspectors sought assurances about how well the development would ride out a major earthquake, The Chronicle has learned.
In an e-mail last month, chief building engineer Hanson Tom said that once the developer of One Rincon Hill satisfies nonseismic issues raised by the fire and planning departments — such as building access for firefighters — “the Site Permit will be issued” by the city Department of Building Inspection.
