235 Berry’s first release of 20 units sold out on the first day. Approx 60 people came for 20 units, so they had a mini-lottery for the 20 available units.
The second release is PROBABLY going to be in 4 weeks.
There is projected to be about 7 releases for the total 99 units in the building.
There are no more 1BR’s available, five 3BR’s available and the rest are 2BR’s of varying size and prices.

Got an update today – they are planning to start construction in March of 2006 with sales starting in the Fall of 2006.
The first phase will be 98 homes. Here are the preliminary floor plans and sizes. Radiance will have 2 buildings totalling 414 units with 9-story mid-rise buildings and two-level townhomes, ranging in size from 850 to 2,175 square feet.
Type Size Range One Bedroom 848 – 1,063 sq.ft.
One Bedroom & Den 1,093 – 1,119 sq.ft.
Two Bedroom 1,075 – 1,793 sq.ft.
Two Bedroom & Den 1,348 – 1,812 sq.ft.
Townhomes 1,821 – 2,173 sq.ft.
Prices not released as of yet, but probably in the $700-750 psf price range. This could obviously change based on market conditions, amenities, etc.

San Francisco CITYSCAPE reports that 320 Berry St called “Artera” will be a 16 story condominium building in Mission Bay.

Arquitectonica, the reknowned Miami-based architecture firm will be designing Signature Properties’ 240 Berry St in Mission Bay. A 300 unit condo building…stay tuned for more.

I recently heard from the sales office that pre-sales are anticipated to begin Summer 2006 with sales and pricing information to be released at that time. The specifications for the Radiance have yet to be released.

The Signature Properties new development going up right next to their successful 255 Berry St will be going on sale in mid-January 2006. The units will be styled similar to 255 Berry St – as an example, 3 BR’s will be approx 2000 s.f. and starting in $1.7M (very preliminary – all subject to change).
