Don Peebles is finally getting a piece of SoMa.

The Miami-based luxury hotel and condo developer, who has been aggressively bidding on properties in San Francisco for a year, will pay $20 million for 250 Brannan St., the brick-and-timber former Gallo Salame meat plant most recently used for dot-com offices.

Peebles said he will invest another $30 million to convert the 104,000-square-foot office building into 54 ultra luxe Soho-style lofts and multilevel townhouses that he promises will "introduce a new standard for loft living in San Francisco and the Bay Area."

The 250 Brannan project will feature high ceilings — up to 32 feet in some units — floating staircases, private terraces, built-in cappuccino machines, wine cellars, gyms, screening rooms and darkrooms, he said. The two-level custom penthouse will have a "spectacular solarium" and will not be priced. The smallest units will start above $800,000 and the townhouses will be priced in the $3 million range, he said.

The latest is there are approx 50% of 136 condos sold. They are currently sold out of some one bedroom and three bedroom floor plans but here is the latest pricing:

One Bedrooms

  • 759 sf -> $675-$815k

Two Bedrooms

  • 1019 sf-1259 sf -> $900-$1.6M

Three Bedrooms

  • 1362-2055 sf -> $1.65-3.3M

18 luxury units in this boutique condo building near 2nd and Folsom. One side of the building borders the Fremont exit off of the Bay Bridge. Overall, the building is very well done with high-end finishes (Bosch, etc. – NOT GE Profile), high ceilings, and functional layouts. Bathrooms are also well constructed with dark grey tile flooring and Kohler fixtures. Not all units will have parking and that might be a problem because street parking isn’t that plentiful. Additionally, this building is right next to the Fremont exit off the Bay Bridge heading into the city and therefore next to a highway overpass which can be quite dark and unattractive at night. If you can figure out the parking situation, this unique building can be a good place to live for the right person.

The numbers say a lot. When an e-mail letting potential home buyers know a deluxe high-rise was being built in San Francisco’s South Beach neighborhood 5,000 responses streamed in over the course of a weekend.

Now, as the 136-unit Watermark nears completion, interest remains feverish. Of the first 36 units released for sale, only a handful are left after just five weeks on the market.

Sales agents say the well-heeled buyers are empty nesters and upscale downsizers moving back into the city. Some are parents buying a unit as an investment and a place for their kids to live while in college. Whatever happened to dorm rooms?

Located at the intersection of Beale and Bryant streets in South Beach, this 22-story opalescent glass structure is striking in both its appearance and its location.

Overlooking waterfront property set aside for the James R. Herman International Cruise Terminal and the Bryant Street Pier, it boasts a reach-out-and-touch-it view of the Bay Bridge and is a jaunty stroll from the Ferry Building and SBC Park.

The Waterfront condos are part of a $400 million mixed-use project featuring the 100,00 square-foot cruise terminal on Piers 30-32, which will include two berths for ships ranging from 850 to 1,000 feet in length.
